What the Lettings Service Offers Landlords

We can find you a new tenant free of charge, with possible additional incentives which  include:

·     A payment to help towards deposit / rent in advance.

·     An additional bond for the deposit.

·     Free inventories of fixtures and fittings.

·     Free property condition checks. 

We can also provide: 

·     Market rents.

·     Help with completion of Housing Benefit applications.

·     Free legal advice on tenancy issues together with good letting practice.

·     Advice and support of an experienced local professional team.

How does it work?

Step One
We will discuss with you the property that you have to let and the suitability for the scheme, together with  your requirements from your tenants. We will visit your property check the condition, we will also discuss the standards that we require including safety certificates, furnishings, etc.

Step Two
The prospective tenant will be introduced to you for your approval.

Step Three
As long as the prospective tenant meets your approval we will help them complete a Housing Benefit application. Any incentives payments will be made directly to you and provide bond agreements and inventories where agreed.

Who might the tenants be?
They will either single people or families. They will be people in need of assistance to access accommodation in your area.

How much rent will I get?
The maximum rent depending on the current Local Housing Allowance rate.

What type of contract is created?
You will have an assured short-hold tenancy directly with the tenant. You retain the right to renew the tenancy agreement if you are happy with the tenants or end the tenancy in the appropriate manner at the end of the period.

Where do we require properties?
We will consider properties anywhere in the Bristol City Council area (anywhere where a council tax bill is payable to Bristol City Council).
